Can I go visit the property before I make a purchase?

Yes, of course! Please feel free to visit the property at your convenience prior to making your purchase. We encourage this when possible, and provide GPS coordinates, maps, and driving directions on each property page. If you need more help locating the property, I’ll be happy to help.

Is someone able to meet me at the property or help me find it?

I’m not able to meet you at a property, however, you are welcome to visit the property you’re interested in at any time that’s convenient for you. The street address, GPS coordinates, and directions can be found on the property page. Feel free to contact me should you need additional assistance locating a property.

Are there any liens on the property?

No. All of my properties are free from liens or any other encumbrances.

Can I buy from you even if I don't live in the state the property is in?

Yes! You can purchase a property no matter where you live.

What is the monthly note service fee for?

Unlike all-cash sales, owner-financed transactions require ongoing services, like access to the payment portal. I charge a small monthly fee to provide those services as long as you’re making payments. If you pay your loan off early, you can avoid service charges you would otherwise have paid if you continued to make the minimum monthly payments.

How come the address on your website is in California but the business on the paperwork is a New Jersey LLC?

I live in New Jersey and formed the LLC here but, because virtually all the land I buy and sell is closer to to California than New Jersey, I use a mailing address and telephone number in California. When I have to conduct business through the mail, I can shave off a day or two in transit time that way. In the end, it’s about delivering a better customer experience. 

How do I qualify for installment payments?

Everyone qualifies for an installment payment plan on a property. No credit check is required.

How do I purchase a property?

Once you’ve decided on the right property, you can check out directly on the property page by clicking the “Start Now” button. You can purchase the property by paying in full, or in installments – just select your preference. If you’d like to purchase via another method, please feel free to contact me for all payment options.

What happens after I purchase the property on the website?

After you have purchased the property, I’ll contact you within 24 hours to get all your information, prepare your land contract, and send it to you for a digital signature.

How do I make my monthly installment payments?

The most convenient method for you to make your monthly installment payment is to set up automatic withdrawals from your bank account (ACH) with GeekPay.io. GeekPay provides a powerful borrower portal so you can view the status of your loan and make additional payments at any time. However, I’m flexible and we can discuss alternative arrangements if GeekPay is not for you.

How can I be sure I'm dealing with a real company?

Make no mistake, I am a real person and this is a real business. I’ve been in the land business for about a year and my reputation is very important to me. If I look on the county records, will I see "Jeremy here"?

I take ownership of properties under my business name, so “Jeremy here” will not show as the property owner in County Records. The LLC listed on your contract will, however, match the owner name in county records.
